VCU enters the tournament after dominating the A10. The A10 is not the most difficult of the Conferences but still has some decent level teams such as St. Louis, Davidson and Dayton and is quite balanced. VCU won the regular season and won all their final tournament games by double digits.
St. Mary's comes from the West Coast, a mediocre conference where the only noteworthy opponents are Gonzaga who in fact destroyed the Gaels +26 in the conference final and the non-irresistible BYU with which St. Mary's has repeatedly struggled in season even if they won every game.
Overall I find it undervalued VCU and especially overvalued St. Mary's.
In the first round of the Big Dance there are frequent upsets between seeds n.5 and n.12 and this game seems to me a good candidate.
